Satellite Dish
We allow the installation of one satellite dish per occupancy and installation is required to conform with all FCC regulations, fire codes and local access laws.
Pet Policy
Snakes, ferrets, prairie dogs and other “exotic” pets are not allowed. Dogs, cats, birds and fish are acceptable as long as the following criteria have been met (service animals assisting a handicapped person, birds and fish are allowed with out a pet deposit or fee). 1. All Applicant must sign a pet addendum agreement. 2. A $100.00 non-refundable pet fee is paid in full prior to move-in. 3. A $250.00 refundable pet deposit for combined adult weight) up to 50lbs, or $450.00 refundable pet deposit for combined adult weight over 50lbs (maximum number of pets is two). 4. A statement of breed, weight (or expected adult weight) and age from your veterinarian must be presented upon request from Landlord/Agent. 5. The following breeds are not allowed: Pit Bulls, Dobermans, Rottweilers, German Shepherds, Chow, Sharpai, Akita or any aggressive breeds (pure or mixed). 6. Fish tanks may not be more than 30-gallon capacity (total of). 7. Animals cannot be allowed to disturb the quiet enjoyment of the community. 8. Pet deposits are paid in full prior to move-in. 9. Residents with cats and/or dogs must carry renters insurance with a minimum coverage of $100,000 that covers any bodily injury caused by pet naming Landlord/Agent as additional insured.
Income
· Applicant total verifiable monthly income must be no less than (3) times the monthly rental amount. · Income amounts must be verified in writing, applicant may provide (2) recent pay stubs. · If applicant is self employed, then the most recent tax return or statements from a CPA must be provided to support evidence of income, if military, please submit your LES and copy of orders.
Supplemental Income
All supplemental income must be verified in writing. All verifiable bank accounts. Co-signers income cannot exceed 25% of monthly income.
Rental History
· Applicant must have (24) or more months verifiable rental/mortgage history during the past three (3) years with a maximum of two (2) late pays with no NSF during the past twelve (12) months. · Applicant must have no lease violations requiring legal notice. · Applicant must have not received a “NO” answer to question “Would you re-rent to applicant?” · If Applicant has rented from a private landlord the past twelve (12) months, then applicant must provide most recent canceled checks or money order receipts of rental payments made to a private landlord.
Credit History
Applicant must have a satisfactory credit rating obtained from a major credit bureau with a Beacon score of 576 or better. Beacon scores from 576-620 will require a 1 1/2 security deposit. Beacon scores below 575 will require a double security deposit and will require a co-signer if accepted. In addition to the above criteria applicant must meet below criteria or applicant will be denied.
Criminal History
We may perform criminal history checks. An unsatisfactory criminal background check revealing a serious charge (felony or misdemeanor) which pose a serious threat to health, safety and welfare of persons living and working in one of our communities including, but not limited to, conviction of a felony will result in rejection of your application.
Eviction / Broken Lease
Applicant must not have been evicted or moved out without notice from any residence the past 5 years.
