Time Residential wants quality tenants as much as you do. That is why we adhere to a strict application screening process. Our process ensures qualified tenants and reduces risk to property owners from Fair Housing non-compliance claims.

Sufficient Income and Employment - 3 times the rental amount per month. Income may be combined by multiple applicants. We verify applicant's employment, dates, position and salary as reported on the application.

Verifiable Good Credit - Credit references listed will be contacted, so please provide telephone numbers. Credit reports will be checked with a national credit bureau.

Good Previous Rental History - We will verify history with your two previous landlords. You must provide names and telephone numbers of prior landlords. Applications will not be approved if we cannot contact your prior landlords or mortgage holders.

Criminal and Eviction History - We search a data base for eviction, felony and misdemeanor criminal records from all states, where available, within 24 to 48 hours, county searches also are available within one to four business days .

Complete Application - The Time Residential tenant application must be completed in its entirety. Failure to complete the entire application can result in a denial of the application.

Verification offers property managers a fast, effective reflection of the applicants background  with previous properties including amount of rent provided on the application. The data is investigated and returned within three business days.
